Mary Cummins was born December 1965 in Long Beach, California. Cummins is a real estate expert, freedom of speech advocate, animal rights activist and a licensed wildlife rehabilitator.

Early life and education

Cummins was born in Long Beach, California. The family soon after moved to Beverly Hills, California. She was raised mainly by her grandmother Mary R. Cummins also known as Maria Rivera. Her grandmother was born in Tacubaya in the Federal District of Mexico in 1899. Her grandfather is Robert Cummins who died in WWII. She has an older sister who is an actress named Juliette Cummins who is most well known for acting in horror movies. 
She attended St. Victor's Catholic School then Beverly Hills Catholic School now called Good Shepherd Catholic School in Beverly Hills. She then attended El Rodeo public school in Beverly Hills for 7th and 8th grades and Beverly Hills High School. She later attended the University of Southern California on scholarship as a biology/psychology major. She was on the Dean's list in high school and college. Cummins alsovolunteered with her church, school, local hospital, YMCA, projects for the elderly and disabled.
Growing up she was on the Beverly Hills YMCA swim team with swimmerDara Torres, Culver City Roadrunners Swim Team with swimmer Tiffany Cohen, Beverly Hills High School swim and water polo teams and University of Southern California swim team. She was a top ten AAU swimmer in the United States and completed the first precursor to the modern day triathlon. Cummins worked out with the Soviet Union swim coach Boris Zenov and Gold and Silver medalists Marina Yarchenia, Marina Koshevaya at the UCLA pool in 1976 as featured in the LA Times.

Real Estate

Cummins received her California real estate sales license in 1984. She became a full broker in 1986. She received her California real estate appraiser licensein 1994 when they were first mandatory. Cummins has been a real estate expert in both civil and criminal trial cases in California. She was one of the appraisers of the Ambassador Hotel in the eminent domain case in the 1990's. She's also done appraisals for eminent domain cases for the Los Angeles Metro and pro bono work for local non-profits. Besides teaching real estate appraisal theory classes she's also written many articles on all aspects of real estate appraisal and sales. To date she has done over 20,000 real estate appraisals for AMC's, brokers, lawyers, accountants, government agencies and private individuals. She has worked for Merrill Lynch, Westside Properties, the Apartment Owners Association (AOA) and Forensis Group.

Freedom of Speech

Cummins is an advocate on freedom of speech issues. In the past 20 years she has written reports on securities fraud and animal cruelty cases. In two of these cases she was sued for defamation in retaliation for posting her reports on the Internet and filing complaints with the Securities and Exchange Commission (SEC)and authorities.
"Fredric Rittereiser, Ashton Technology vs Mary Cummins", 2000. In this case the CEO of Ashton Technology Fredric Rittereiser and the company sued Cummins for defamation and tortious interference. Cummins represented herself pro se and won this case in November 2001.
"Kathy Knight-McConnell vs Mary Cummins", July 2003. In this case company paid stock promoter Kathy Knight-McConnell sued Cummins for defamation, trademark infringement and securities claims. Cummins represented herself pro se and won in 2004. This case set case law precedence as this was the beginning of internet law.

Animal Activism

Cummins has always been a strong proponent for animal rights. She has rescued animals since she was a small child rescuing a fawn, bunny and squirrels at the age of six. Cummins started her own non-profit Animal Advocates in 2002. She is licensed with the California Department of Fish & Game and the USDA to rescue and rehabilitate wildlife including coyotesbobcatsfoxesraccoonsskunksopossumssquirrels, all the way down to bats. Mary Cummins speaks to local community groups and students about respecting wildlife and humane wildlife control. Mary Cummins is also a Wildlife Control Operator. Mary Cummins has written manuals on small mammal rehabilitation besides numerous articles. Cummins is also on the Humane Society of the United States' animal rescue team. Cummins helped with a cock fighting raid in California in 2010. Cummins also assisted in a hoarder intervention in Lucerne Valley which was featured on Animal Planets show "Confessions, Animal Hoarding" in 2012.
Cummins also lobbies and speaks out for animal rights. She worked with other animal rights groups to help pass the West Hollywood fur ban. She also worked with Dr. Jennifer Conrad of the Paw Project to help ban the declawing of domestic cats, large cats and wild animals. In 2004 she was able to change the wildlife policy for the City of Los Angeles. She also made an amendment to zoning in Los Angeles County to allow wildlife rehabilitation. She's also lobbied for many new bills such as SB 1229. Cummins went through the Rio Hondo Police Academy and the Humane Academy to become a Humane Officer. Cummins also worked for American Humane and the Found Animals Foundation. She was also outspoken about the tainted and rancid puppy and kitten formulas made by Petag.

Personal life

Cummins currently lives in Bel Air, California which is also home to her wildlife sanctuary and wildlife rehabilitation facility. Her hobbies are motorcycling, skiing, scuba diving, hiking, cooking and reading. She is a "green" Vegan doing what she can to help the environment, people and animals.

Using Google maps to get rough building floor plans, sketches, dimension - Mary Cummins real estate appraiser appraisal

UPDATE: 10/08/2021 I just noticed in Alamode Total they now have "Trace mode" over satellite image maps in the Total Sketch program. This is what I was doing back before 2016 with properties you were not allowed to inspect physically. Some people gave me some shit about using this technique and now software companies are doing the exact same thing. Again, I only use this when I can't physically measure the property in person such as foreclosure where you are not allowed to set foot on the property. Keep in mind not all the Google, Bing, other satellite map images are up to date. Check the map date down on the bottom of the map. There could be new additions or subtractions, i.e. demolition/removal of structures. 




ORIGINAL 03/02/2016: Sometimes you may need a rough estimate of a buildings footprint. Google maps has an easy way to get a rough estimate.

  • Type in the address of the property you are interested in. 
  • Zoom in on the map until the building footprint shows up. This is street view, not satellite. You can do it with satellite. I use both.
  • Right click on the corner of the structure. A drop down menu pops up. Select "measure distance."
  • A black circle shows up at that corner. 
  • Normal click your mouse on the next corner so you can measure that wall distance.
  • The sf of that wall shows up. In this instance it's 23 ft (see below).
  • You can work your way around the building to get a rough estimate of the foot print, floor plan. I find Google maps will show the structure slightly larger than it is.

This is not for appraising homes. It can be used if it's a foreclosure and you're not allowed on the property, you can't physically inspect the property, your client allows it and you properly disclaim it in the report and you include it as a limiting condition and/or assumption i.e. report assumes measurement from Google maps is correct. Be sure to note the date of the map. If someone recently remodeled or added to the property, the map will not be up to date. Some maps are a year or two old so they will not include any recent additions or demolition/removal of additions.

This is good for measuring street widths which you need for commercial appraisals. If you are doing a physical inspection of a property, you need to get out there and measure the street width. This is only for remote desktop appraisals using assumptions.

If you use this on buildings, you will be including depth of the roof overhang/eaves, covered porches, covered patios, breezeways, sheds, carports and garages all of which are not included in gross living area. Average eave is two feet. Eave of an old Craftsman home can be three to four feet for shade. That is on each side including front/back (see photo below). Again, this is just to estimate areas. Do not use this in a regular full appraisal. 




If you look at the satellite view, you should be able to tell if a covered area is a patio, garage, shed, porch... see below. GAR is garage, Pat is patio, ADU is Accessory Dwelling Unit. If you use Google Pro and zoom in 3D at an angle, you can see under the patio, under the porch, the front of the garage to see the garage doors, carport, a front door to the ADU...

Eric Garcetti and his wife Amy Wakeland rented the home for $4,750/month (MLS report is not verified) when they moved into the Mayor's Getty House Mansion few years ago.

The home was featured in "Dwell" magazine in 2009. When I bought/won lunch with Eric December 2005 he told me he just built a "green" environmentally friendly home. He also said he adopted two cats from the shelter. He obviously just renovated and expanded the home and was just trying to easily explain it to me. He did adopt two cats and also fostered many wonderful human children. He was extremely polite, professional, funny, witty and kind at the meeting. 

I bid on his eBay auction for lunch because I wanted to learn what is the best way to get pro animal, wildlife, environmental motions passed in the city of LA. He told me the city council members control the city as of course they do. Mayor only has veto power in certain situations. He told me to contact all the council members, build a relationship, contact their animal, environmental people in their staff. He told me to provide them with honest information, help them with animal, environmental issues which of course I did. Our group probably spayed neutered over 100 animals directly referred from the council members not to mention free humane nuisance wildlife control.

He told me if I want a pro animal motion passed, I should fully research it, do pros and cons, write it... I must show why the motion is good for the city, and of course animals. I must show it won't cost the city anything, will improve their image, improve public safety, reduce liability and help animals. I did this with every motion then contacted council members to get them to propose, second...the motions, vote for... The rest is history! Win win win motions for animals, the city and council members! I have since shared this knowledge with others. Since 2005 there have been many pro-animal, enviro motions passed in Los Angeles!
